Privacy Policy
This privacy policy describes how The Mortgage Project, Inc. ("we", "us") collects and uses your personal information when you use our first-time buyer tools at fthb.themortgageproject.ca. It is written to comply with the Personal Information Protection and Electronic Documents Act (PIPEDA) and Ontario's privacy regulations.
What we collect
You can use the calculators on this site without giving us any information at all. If you choose to create an account or submit a lead form, we collect:
- Your email address (required for login).
- Your name and phone number, if you provide them.
- The scenarios you choose to save (home price, down payment, rate, and similar calculator inputs).
- Basic usage analytics (which pages are viewed, clicks on our apply button) via Plausible, a privacy-first analytics provider that does not use cookies or track individuals.
We do not collect your calculator inputs (income, debts, budget) against your account. Those stay in your browser's local storage on your device.
How we use it
- To let you sign in and sync your saved scenarios across devices.
- To contact you about your mortgage inquiry if you request a consultation.
- To send occasional updates about the tools or first-time-buyer information, only if you consent.
- To improve the tools based on aggregate usage patterns (never individual behaviour).
Who we share it with
We do not sell or rent your personal information. We share it only with service providers who help us operate the app:
- Supabase (database and authentication), US-based infrastructure.
- EmailJS (sending your mortgage summary by email on your request).
- Netlify (website hosting).
- Plausible (cookie-free analytics), EU-based.
Each of these providers is bound by their own privacy commitments. We access only what is necessary to serve you. If a lender requires documentation as part of a formal application you submit to us, we share only what's required for that application and with your explicit consent.
Where your data is stored
Your account data is stored on Supabase's infrastructure in the United States. Analytics data is stored by Plausible in the European Union. By using this app you consent to your data being processed outside of Canada.
How long we keep it
We keep your account and saved scenarios for as long as your account is active. If your account has been inactive for 3 years, we may delete it along with your saved scenarios. We will honour any deletion request within 30 days.
Your rights
Under PIPEDA you have the right to:
- Access the personal information we have about you.
- Ask us to correct inaccurate information.
- Withdraw consent for marketing communications at any time.
- Request deletion of your account and all associated data.
- File a complaint with the Office of the Privacy Commissioner of Canada (priv.gc.ca) if you believe we have mishandled your information.

Security
We use industry-standard security practices including TLS (HTTPS) for all data in transit, row-level security on our database so users can only access their own data, and third-party providers that are SOC 2 compliant. No system is perfectly secure, but we take reasonable steps to protect your information. If we ever experience a data breach that could cause you real risk, we will notify you and the Privacy Commissioner promptly.
Cookies and tracking
We do not use tracking cookies. Our analytics provider (Plausible) is cookie-free. We use your browser's local storage to remember your calculator inputs on your own device, this data never leaves your browser unless you explicitly save it to your account.
Changes to this policy
If we make material changes to this policy, we'll note the new date at the top and, for account holders, email you about the change.
