These terms govern your use of the first-time homebuyer tools provided by The Mortgage Project, Inc. ("we", "us") at fthb.themortgageproject.ca. By creating an account or using the calculators, you agree to these terms. If you do not agree, please do not use the site.
What this site does
The Mortgage Project provides interactive calculators and educational resources designed to help first-time homebuyers in Canada understand mortgage affordability, closing costs, monthly payments, and related topics. These tools are offered free of charge.
Not financial advice
The calculators, estimates, and information on this site are for educational and informational purposes only. They do not constitute financial, legal, tax, or mortgage advice. Every buyer's situation is different, and the numbers produced by our tools are estimates based on the inputs you provide — they are not guarantees of what a lender will offer you.
Before making any financial decisions, you should consult a licensed mortgage professional, financial advisor, or lawyer who can review your specific circumstances. We are not responsible for decisions you make based on the information provided by these tools.
Accuracy of calculations
We make reasonable efforts to keep our calculators accurate and up to date, but we do not warrant that every figure is error-free. Interest rates, tax rules, insurance premiums, government programs, and lender policies change frequently. The results you see may not reflect the most current rates or rules at the time you use the tool. Always confirm key numbers with your mortgage professional before relying on them.
Your account
You may create an account to save scenarios and sync them across devices. When you sign up, you agree to provide accurate information (your real name and a working email address). You are responsible for keeping your login credentials secure. If you believe someone has accessed your account without permission, contact us immediately at hello@themortgageproject.ca.
We reserve the right to suspend or delete accounts that are used in violation of these terms, that appear to be fraudulent, or that have been inactive for more than 3 years.
Acceptable use
You agree not to:
- Use the site for any unlawful purpose.
- Attempt to gain unauthorized access to our systems, databases, or other users' data.
- Scrape, copy, or redistribute the site's content or code without our written permission.
- Interfere with the site's operation or impose an unreasonable load on our infrastructure.
- Misrepresent your identity or impersonate another person when creating an account.
Intellectual property
The design, code, text, graphics, and overall look and feel of this site are owned by The Mortgage Project, Inc. and are protected by Canadian copyright law. You may use the site for your personal, non-commercial purposes (researching your home purchase). You may not copy, modify, or distribute any part of the site without our prior written consent.
Third-party services and links
Our site may contain links to third-party websites or services (for example, a lender's application portal). We do not control those sites and are not responsible for their content, privacy practices, or terms. Clicking a link to a third-party site is at your own discretion.
Marketing communications (CASL)
We comply with Canada's Anti-Spam Legislation (CASL). We will only send you marketing or promotional emails if you have given us your express consent by opting in during signup or through your account settings. Every marketing email includes an unsubscribe link, and we will process your opt-out within 10 business days. Transactional emails (such as magic sign-in links, password resets, and account notifications) are not marketing and will be sent as needed regardless of your marketing preferences.
Limitation of liability
To the fullest extent permitted by law, The Mortgage Project, Inc., its owners, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use this site. This includes, without limitation, damages for lost profits, data loss, or errors in calculator output.
Our total liability for any claim related to this site shall not exceed the amount you paid us for using the service (which, for free tools, is zero).
Disclaimer of warranties
This site is provided on an "as is" and "as available" basis. We make no warranties, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not guarantee that the site will be available without interruption or that it will be free of errors.

Changes to these terms
We may update these terms from time to time. When we do, we will revise the "Last updated" date at the top. For account holders, we will email you about material changes. Your continued use of the site after changes are posted constitutes your acceptance of the updated terms.
Governing law
These terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes arising from these terms or your use of the site shall be resolved in the courts of Ontario.
